Grant Saw Solicitors is a well-established law firm based in South East London, with its roots going back for more than 171 years. The company provides a variety of legal services to the greater London population and their mission is to merge their historical background and years of experience with a modern and innovative approach, thereby giving clients the best of both worlds.
The firm is approachable and has friendly highly qualified staff to assist a wide and diverse client base. Grant Saw Solicitors LLP has been the proud recipient of several accreditations, differentiating the firm from its competitors.
According to Ray Crudgington, Managing Partner at Grant Saw Solicitors LLP, “Grant Saw Solicitors LLP are recognised as the best in the business regarding conveyancing and property law. Being members of the CQS (Conveyancing Quality Scheme), a highly rated and recognised organisation that sets the benchmark standards for conveyancing practices. Qualifying for membership immediately earns the conveyancer’s credibility from clients, lenders, insurers, estate agents and the public. At Grant Saw, we adhere to good practice management standards and our conveyancing staff and senior responsible officer’s integrity is above question. All the protocols set out by the CQS are adhered to, to ensure that our service delivery is of excellent quality, and we pride ourselves on our impeccable record of accomplishment.”
At Grant Saw Solicitors LLP, a fixed fee is in place for conveyancing services, subject to terms and conditions. The purchase price of the property tends to determine the fee. Other factors that come into play will be whether it is a freehold or a leasehold, or whether the property is mortgaged. The negotiated fees are market related and reasonable, taking into consideration the experience and qualified staff the firm brings to the negotiation table.
In general conveyancing transactions at Grant Saw Solicitors LLP takes approximately six weeks. For leasehold property, eight weeks is needed to exchange contracts from the receipt of documentation.
Before contracts are exchanged, neither the buyer nor seller will be legally bound to complete the transaction. Reneging on the sale or purchase will therefore still be possible. As soon as survey or legal fees have been incurred, then these cannot be recovered from either party. The transaction becomes legally binding when contracts have been exchanged. When not all parties complete the purchase or sale or honour the contract, it will end up in breach of contract.
In the case of buyer of seller, it is highly recommended for buyers and sellers to consult with an accredited conveyancing solicitor at Grant Saw Solicitors LLP for specialist legal advice before entering into any property agreement.
