At Grant Saw Solicitors LLP, a fixed fee is in place for conveyancing services, subject to terms and conditions. The purchase price of the property tends to determine the fee. Other factors that come into play will be whether it is a freehold or a leasehold, or whether the property is mortgaged. The negotiated fees are market related and reasonable, taking into consideration the experience and qualified staff the firm brings to the negotiation table.
In general conveyancing transactions at Grant Saw Solicitors LLP takes approximately six weeks. For leasehold property, eight weeks is needed to exchange contracts from the receipt of documentation.
Before contracts are exchanged, neither the buyer nor seller will be legally bound to complete the transaction. Reneging on the sale or purchase will therefore still be possible. As soon as survey or legal fees have been incurred, then these cannot be recovered from either party. The transaction becomes legally binding when contracts have been exchanged. When not all parties complete the purchase or sale or honour the contract, it will end up in breach of contract.
