Rainbow Housing Assistance Corp. Partners With Related Affordable To Deliver Quality Resident Services In Texas

The Partnership will Bring Custom Services and Health, Wellness and Computer Programming to Ridgewood and Pineview Senior Apartment Communities

 
Rainbow Housing Assistance Corporation (Rainbow), a nonprofit organization which provides award-winning services for low-income housing tenants throughout the country, has partnered with Related Affordable, the largest private developer of affordable housing in the United States, to support the Ridgewood and Pineview senior apartment communities in The Woodlands, Texas. Rainbow created custom services for the senior properties, which collectively hold 600 units, and tailored programming to provide medical resources, exercise programs, nutrition information, and computer training to help seniors stay active in the community they call home.

“Through the Rainbow Housing Assistance Corporation, Ridgewood and Pineview residents will have access to a library of custom supportive services and programs to fit their specific needs,” said Wes Larmore, Senior Vice-President at Related Affordable. “We are proud to partner with this innovative organization to bring free services and programming to the community.”

Rainbow will offer onsite services coordination in collaboration with ownership to help prevent social isolation and loneliness while promoting health and wellness. Through live and recorded webinars, in-person workshops, and our established Senior Circle focus group, residents will receive life-lifting opportunities. Seniors living in Ridgewood and Pineview communities will also have access to Rainbow’s national call center and referral network, connecting residents timely to community-specific information and social services resources. Connecting with industry volunteers, Rainbow will provide interactive reading groups through social media platforms for group engagement and social connectivity. The nonprofit collaborates with many local and national businesses, faith-based organizations, medical facilities, transportation options, and many other essential services to support tenants. Residents can also view an online calendar of class schedules and workshops using the Rainbow mobile phone app.

“Incorporating technology and digitally enabling residents to engage into the services plan allows for a comprehensive approach which is supported by our national referral network and call center. We can keep seniors connected, not only to family and friends, but also to local resources, current affairs, entertainment, and wellness initiatives,” said Flynann Janisse, Executive Director of Rainbow.

Pineview is a 300-unit senior affordable housing community with a Section 8 HAP contract which covers all units. The property was built in 1979 and lightly renovated in 2005. It consists of studio, 1- and 2-bedroom units in 8 residential buildings on a 12-acre site.

Ridgewood also has a Section 8 HAP contract which covers all of its 300 units. The senior affordable housing community was built in 1980 and lightly renovated in 2005. It consists of 1- and 2-bedroom units in 8 residential buildings spread out over 11 acres.

Rainbow is a Certified Organization for Resident Engagement & Services (CORES), allowing Related Affordable access to Fannie Mae’s Healthy Housing Rewards financing program which incentivizes robust resident services program delivery. This preservation effort will extend each community’s affordability period, which was set to expire in two years. Related Affordable is undertaking a comprehensive rehabilitation at both sites and is focused on energy efficiency and resident safety upgrades, as well as improving resident amenities and replacing aging systems in order to extend the life of the buildings.

Rainbow also supports 500 units at Related Affordable’s 333 Holly and The Pines properties located near Ridgewood and Pineview. Rainbow’s affiliate nonprofit, Rainbow Housing Texas, Inc., is the nonprofit general partner for all of the locations.
