Located at 1121 Waukegan Road, Deerfield, IL 60015, the Julia Apartments were built in 1963. The all-brick two-story and seven-unit building with a hip roof design also had a full basement and large deck located directly off the original owner’s unit.

“The original building design called for the construction of an 8 unit, with each having 2 bedrooms and two baths,” explained Victor Rigoni III, “but the owner decided to combine two main floor units into one large unit.”

After the owner’s construction, the building had three bedrooms and a two-bath unit, along with segregating a portion of the basement and creating direct access to that portion of the basement from within the unit. Soon the building was bought by Victor Rigoni, III, and North Shore Capital Group, Inc., and without delaying it, the work was started.

From granite flooring, replacement of all windows and exterior doors to replacing both sets of entryway staircases with fine oak stairs and railings, and plans for new can lighting in the kitchen and living room area. Victor Rigoni III also added that they would be removing the wall separating the kitchen and living room to create a beautiful granite breakfast bar and entertainment space.

Upon being asked where he gets his ideas to renovate with such efficiency, Victor Rigoni III didn’t take long to answer, “whenever and wherever you renovate an existing building, implementing energy efficiency should always be a priority.”

Victor Rigoni III says they expect the renovation to be completed by late spring of 2022. Upon completion, the two-bedroom units can expect to be offered for lease starting at approximately $2,000 per month and with the larger – 3-bedroom unit – to be priced out at approximately $4,000 per month.
